Buying an Open Plot in Shadnagar: Prices, Approvals and What to Check

Why Shadnagar?

Shadnagar is a town in Rangareddy district on NH-44, the Hyderabad to Bangalore highway, roughly 35 minutes south of Rajiv Gandhi International Airport. For a long time it was mostly known for its industrial area. Three things have changed that:

• Road access. NH-44 is now six lanes, and the proposed Regional Ring Road (RRR) passes close to Shadnagar and Balanagar.
• Jobs. Pharma and IT SEZs at Polepally and Jadcherla, the Kothur industrial belt and the Amazon Development Centre are all within a short drive.
• Price. Approved plots inside the Outer Ring Road are now beyond most budgets. Shadnagar still offers approved plots for a fraction of that.

Plot prices in Shadnagar and Balanagar

Prices in the area vary a lot depending on approval type, distance from the highway and how much infrastructure is actually on the ground. Here are the current prices at our two running layouts as a reference point, plus our completed township.

DTCP, HMDA and RERA: what they mean

Never buy a plot in an unapproved layout, however cheap it looks. You may struggle to get a building permission, a bank loan or even a clear resale later.

DTCP approval

The Directorate of Town and Country Planning approves layouts outside the HMDA area. A DTCP layout has a Layout Permit (LP) number, and the plan shows roads, open spaces and plot sizes as approved.

HMDA approval

The Hyderabad Metropolitan Development Authority approves layouts inside its limits. These carry a TLP (temporary layout permission) or final LP number, which you can check on the HMDA website.

TG RERA registration

The Telangana Real Estate Regulatory Authority registers projects above a certain size. A registered project has to disclose its approvals, timelines and the developer's details, which gives you an extra layer of protection.

Checklist before you pay an advance

1. Ask for the LP or TLP number and match it with the layout plan.
2. Check the RERA registration on the Telangana RERA website.
3. Ask for the Encumbrance Certificate (EC) for the land, ideally for the last 30 years.
4. Look at the link documents: how the land came to the current owner.
5. Visit the site. Walk the roads, check the drainage and see the plot boundary stones.
6. Make sure the plot you are shown on site is the same plot number on the plan.
7. Get everything in writing, including the price per sq. yd and what is included.

Other costs to budget for

The plot price is not the only cost. Keep some margin for:

• Stamp duty and registration. In Telangana this is charged on the government market value of the land. Check the current rate with the sub-registrar office or your lawyer.
• Development or club charges, if any, as per the agreement.
• Legal verification fees if you use a lawyer, which we recommend.
• Building permission fees later, when you start construction.

Bank loans for plots

Most major banks give plot loans on approved layouts, usually covering a part of the plot value. You will typically need your KYC documents, income proof and the property documents from the developer. Bank loans are available on all three of our projects and our team can guide you through it.
